For more than 15 years, Alliance Commercial Property Management Company, Inc. (ACPM), has provided turnkey third-party property management services for a diverse portfolio of office,industrial, retail, and multi-family properties located across North Carolina, South Carolina, Tennessee, southern Virginia, and eastern Georgia. We perform property management, full-service accounting, lease administration, and construction management services for our clients. We currently manage approximately 5 million square feet of commercial property and we are growing! Our Charleston, SC market is seeking a Regional Property Manager (RPM) to join our team. We're looking for an excellent communicator and proactive problem solver. As the RPM, you will work alongside the Executive Vice President to provide leadership to your team and outstanding customer service to your clients, while managing a comprehensive office, industrial, and retail portfolio. You are responsible for all aspects of client and tenant satisfaction. You will also be responsible for assisting in budget preparation and financial reports, managing TI and/or capital improvement projects. Technology is at the core of our operations. You'll need to make technology work to your advantage. You must demonstrate proficiency in the use and application of technology tools and continually seek opportunities to develop your skillset. You will be an excellent communicator (both written and verbal) to both building owners and tenants to ensure an ongoing, successful relationship. This position manages properties as directed by the property owners and in accordance with the standards and procedures of Alliance Commercial Property Management. In addition, they ensure our clients - owners and tenants are provided the highest level of client service available. Responsibilities:-- Provide excellent communication to both owners and tenants to ensure an ongoing successful relationship-- Communicate effectively and frequently with EVP on all significant operating issues-- Prepare Annual Property Budgets and Business Plan according to owner requirements.-- Perform all duties as required by specific leases, including the collection of rents, default notifications, and the continued performance of Landlord services-- Communicate to the owner the terms of all leases by through accurate lease abstracting-- Maintain responsibility for the financial control of the property, working with the property accountant to: Prepare monthly operating reports (and quarterly if required); Issue and collect operating cost escalation and tenant service request invoices-- Supervise, train and, motivate on-site staff to ensure they understand owner's goals and objectives. Conduct weekly action agenda meetings with staff.-- Inspect all properties on a regular basis to ensure building operations are performing according to Landlord's standards and procedures. -- Ensure that emergency evacuation procedures are in place and life safety systems are operating effectively. Prepare and distribute the Emergency Evacuation Procedure Manuals to all tenants.-- Oversee all preventative maintenance programs-- Prioritize day-to-day operations-- Interface with leasing brokers to ensure the lease process meets owner's objectives-- Direct a tenant retention program-- Negotiate all service contracts under the direction of Senior Portfolio Manager.-- Coordinate all services and purchases to be in accordance with Annual Business Plan and specific spending guidelines-- Oversee tenant improvement construction projects and capital improvements as required-- Ensure the insurance requirements are followed-- Champion department and company initiatives Job Requirements:-- Minimum of three years of significant experience in commercial real estate management-- Bachelor's degree-- Excellent interpersonal and management skills for interaction with both internal and external clients-- Significant experience in budgeting and financial management-- Highly motivated and determined; able to successfully manage multiple priorities-- Proficient with Microsoft Office Suite-- Proficient with Property Management Softwares (MRI, Yardi, AvidxChange)-- CPM designation, not required but highly considered
